@Cory Lucas I don't want to burst your bubble but real estate investing is not like Shark Tank investing, anything you propose he could do on his own for a higher return if he wanted to, Now maybe he'd be interested in a loan but I doubt it. 

I plan to live-in and manage the proposed property as well.

Regarding early termination of the lease agreement our lease states "Any notice to terminate this tenancy must comply with the applicable legislation of the State ofMissouri (the "Act")."

They may agree to whatever you propose, but then melt down when confronted with reality.
