.- $1200/fixture for plumbing (the shower would be 1 fixture and there maybe an extra charge if they have to dig up the foundation, if it's also in a basement you will want a backflow preventer which the plumber should recommend)- $1400 Tiled shower labor & bathroom floor which this includes thinset and goboard or duroc (a little less if its just the shower)- $500 tile & grout- $50/ shower valve I use pfister & $150 for shower trim kit (amazon)Total: $3300I would round up to 4k to allow for a contingency.

Also getting paid in ADA and holding it would prevent capital gains until the point at which you transfer it back into USD.

So we cancelled and let them know it was against AirBnb policy.Then to prevent them from booking again - I can't remember if we did this on platform or just added it to the agreement - but we set a maximum number of days that you can book.  

The reality is that "cash for keys" is unnecessary the majority of the time.

@Justin Harper, if there is an HOA, or restrictive covenant, preventing renting the property, then you could run into issues. 

If so, does that prevent me from declining to renew a month to month lease? 

The goal is to minimize unnecessary transfer costs while providing a great property to the final owner.

Posting a general comment for anyone following this post with a bit of information I have learned:By utilizing an SBA backed loan product you prevent yourself from setting amortization terms for seller financing for anything less than what the SBA offers.

Every part is a potential source of failure, so removing unnecessary or complex parts increasing reliability. 

For some landlords, I think that’s hilarious and they’re getting exactly what they deserve but for many it’s really unfair and unnecessary.
