Set up 'keyword' alerts so that you can receive notifications once a topic or area of interest in mentioned in one of the forums.

Those often times are not categorized as multi family, you have to use the keyword search function on Zillow or realtor to find them.

The key word here is building relationships - I get a few of phonecalls like this: Hey, keep me in mind if you see a great deal!
