There is no standardized process, but mostly indicative offer>acceptance>deep due diligence>final offer>acceptance>execute MLPA> wire funds>receive assignement/allonge and final original collateral files>record assignment> board loan with your favorite servicer>reach out to borrower

At at 5ft tall basement currently I would doubt that your foundation goes deep enough without the need for underpinning or bench footing.

I HAVE COME TO REALIZE THAT THERE IS ONLY ONE PUMP AND I PAY FOR PUMPING ALL THE WATER OUT OF THE DEEP WELL INTO MY HOUSE, THROUGH THE SOFTENER AND THEN TO THEIR HOUSE.
