I currently work for my family Title Insurance Agency as a Title Officer. 

I just docusigned title documents except for one box: To our Knowledge there are no existing violations of county ordinance etc..... -  What happens if I check this box??

It's just a yes or no and the verifying persons job title.

There is not a SINGLEcourse that is going to teach you everything that you need to know.Trust me, I have bought hundreds of courses & books and still have notgotten "everything I think I will need".You have a pretty good real estate investor's group there in Memphis thatyou might want to check out too (They have attorneys, loan officers, title companies & real estate agents that you can buy a cup of coffee and theywill walk you thru a HUD closing statement and educate you! 

. - The property manager should be able to educate you on a market (if needed) , help you form a strategy, fit right into your due diligence process, and execute on a clear takeover game plan as soon as you hold title.- Resonable pricing for the area! 

Why would I want an attorney vs a title company and is $1300 a typical rate for a $100,000 property?

I am concerned about using banks title company.

Then start reaching out to investor-friendly Realtors who have a good Rolodex of contacts including contractors, title companies, property managers, Etc
