Advice on how to start my RE Career - Agent? Investor? both?

Good Afternoon Everybody!

I currently work for my family Title Insurance Agency as a Title Officer. I'm about a week away from obtaining my Real Estate license in the state of NJ. I've been involved in title insurance since I was 19 working part time during college summers and for the last 3 years I have been a full-time employee. I've built up my Net Worth to around 150k. I have always thought that one day I'd transition into a RE Agent. As I get older, the "usual"responsibilities of life are becoming more and more apparent (Rent/Utilities/Groceries/daily life costs).  I support myself and my girlfriend while she finishes up medical school(graduates in 2020). I don't have the luxury of quitting my job to pursue being an agent full-time because of all of the payments I am responsible for. 

I guess what I'm trying to ask is what should my first step be once I obtain my license? Should I file with a brokerage and try working part-time as an agent? Should I skip the entire agent ordeal and try to invest money into RE instead maybe through RE syndication? One of my goals I have is to be buying and flipping houses by 30 giving me 5 years from now. Any words of wisdom or advice based off of where I currently am in life would be greatly appreciated. Title Insurance is not a young adult job!
