@Kyle Eckmann It depends how complicated/advanced your bookkeeping needs are.

Unless you have a high end rental unit I would think real hardwoods are unnecessary.

They are thankful for the opportunity to have a clean/nice place to live with a good LL, are eager to make a good impression, and don't hassle me with unnecessary issues, yet follow my instructions to let me know when certain things happen that I need to be notified about.

They'll expect you to split the costs of other unnecessary upgrades or items as well.
