Another Buildium user here. I reviewed multiple different competitors and landed on Buildium because I felt it hit the sweet spot of price, features, and usability. The included web portal is actually pretty usable if you don't already have a separate website.
All of the big cloud based options give you a week or more of free time to test their platforms. You can probably cross AppFolio and PropertyWare off your list immediately for being too expensive. Definitely check out RenTec and EvaProperty in addition to Buildium.
