It is 2720 sqft property, plenty of patio space, updated kitchen, lots of furnished common areas with kitchen supplies in a great location of Westminster only 15 min from downtown Denver. 

Really just depends on specifics.Alternatively, if its just him and he feels comfortable doing it, furnished rent-by-the-room rentals can be profitable, especially with shorter team (1-3 month) leases if he wants to keep the home + just take a bite out of the mortgage.

You are likely going to want a more expensive 'turnkey' option as well since I doubt you want to have to manage a construction project and all the work involved with furnishing and getting systems setup remotely from SoCal.   

I always think staging or at least showing furnished with high quality photos is crucial.

The only thing I would say about MTR is there is a lot more cash out of pocket because you have to furnish.

I've been doing LTR for a few years but wanted to try MTR in one unit as I had such great success renting to medical professionals over the years.I furnished my upper unit in a duplex which is within 5 minutes of a hospital known to use a lot of travelers.

My strategy right now since I have to furnish it anyway is to turn my side into a nice furnished medium-term rental when I move out.

And the spread between short term and 30+ day stay rentals is so close that I'd just throw it up on furnished finder, rent to a travel nurse or traveling professional, and make close to the same amount without having to manage turnovers and the day to day work of self managing.Galveston is fine but 2nd home demand from all the wealth in Texas pushes prices up too much - great thing long term, but makes it tough in the beginning.
