Rental Property - South Lake Tahoe

I'm looking to possibly purchase a rental property in the South Lake Tahoe area (Near Heavenly preferably).  I am fairly familiar with the area as my family has been vacationing there for over 20 years.  I am in the very beginning stages of this venture (Heading up there in July for vacation and would like to take a look around at potential properties).  I currently reside in Orange County, California.  I am looking to spend around 300k-400k (3 bedrooms, 2 baths).  My goal is to the keep the property occupied (Seasonal renters, etc.) as much as possible.  I chose the price range as I would still be able to cover the costs in the event there is a lapse in renters.  Just looking for any insight or fellow owners of South Lake Tahoe rentals.  Thanks in advance for any information.

2016 : bought our 1st home in SLT= cash flows nicely. stayed there when it was not rented. made some good money

2017 : bought 2nd home in SLT= cash flows exceeds our expectation. vacationed in both homes. made great money.

2018 : open to more opportunities in SLT.  now helping others manage their properties so they can make money.
