4 bed, 4 bath 3050 Sqft rentable?

My father-in-law lives in a $600k 4 bed, 4 bath 3050 Sqft house in a nice neighborhood in Durham, NC. He has about 20% equity and a monthly mortgage payment of about $3700 (a bad divorce got him in the situation). Is this house this size/scale rentable or should he sell? Even if he got part of his monthly payment covered it would help.

I am not familiar with that area but think anywhere people need housing a home is rentable.  It could take longer to rent since there is a smaller pool of people who want to pay that in rent.  Some options might be to offer a shorter-term lease since people moving to the area may want to rent short term to get to the know the area before buying and/or accepting a pet.

I suggest calling property management companies in the area and discussing with them.
