An attorney drew it up and ran the paperwork for $125 plus filing fee. the ownership of the original deed and the llc is the same so the llc becomes an assignee on the title insurance (the original policy carries over) I confirmed with the title agency.  

That will cost you significantly more than any PM fees you'll cough up. 

I fee like after reading other reviews here, this management company is a complete nightmare.

I have a tenant who moved out left place extremely dirty, did not pay last months late fee.
