bad tenant experience
I have a tenant who moved out left place extremely dirty, did not pay last months late fee. they were suppose to be out by 31st of January. They moved into the new place on the 1st of February and moved there belongings on the 1 st from my place to the new place. My place is furnished. They broke the bed frame, end table, and two kitchen chairs. What actions can I take in regards to this matter. I am in Texas

Its going to sound mean but its not meant to be:
Suck it up and move on
There's little to nothing you can actually do aside trying to take them to small claims court. If you do go this route make sure you have before and after pictures, and the lease ready for the judge.
