My Real Estate agent has been encouraging me to go to investor meetings for 10 years, and I keep thinking I will.

They are somehow associated and both seem to encourage taking a cut of others deals through broker/wholesaler chains, among the new members, which I thought went out of style in the mid-2000’s.

I would encourage you to always look for multiple estimates on big ticket items since even people you work with repeatedly have some price drift if they know you won't get competitive bids.

Because of the tax deferral or even avoidance, retirement plans thru a self-directed 401k or IRA are the perfect place for notes and I strongly encourage you to look at them.

Both tenants smoked and I informed them that it is not that I am banning smoking in the house but that I would strongly encourage them not to smoke in the house because the remediation process could run them thousands of Dollars so to smoke outside was in there best interest.
