Finally did it!!!

I finally got my first property under contract! Been wanting to do it for a long time and finally jumped in. I plan to hold onto it and rent it out. It needs work before I can rent it out so trying to figure out the best way to finance it, HML or conventional. Thank you all of BP for sharing tons of great info. Although I don't post often I read almost every day to learn on here. I know purchase price is higher than most would do. Hopefully it works out.

Purchase- 23,000

Planned renovation- 10,000

Arv- 40-45k.

estimate 500 net monthly(tax, ins, and management fees)
