To Sam's point, 10K is absolutely worth waiting 6 months for, but for the investor who won't qualify because their debt ratio is too tight or if they finance too many properties or any other reason it won't fly for conventional financing, there's no reason to wait.

"Oh you should have talked to me, I never miss my rent or payments on my car" - - IMO, that hearsay and the CR shows me how I would be treated.Also noted above, you can't charge one deposit for Joe and a different amount for Sam - - that's discrimination according to the Fair Housing regulations.If our tenants have great incomes, then why are they still renting?
