It will decrease each time you mail the same list - Month 1 - 1% - 60 leads generated (On a 6k record list) Month 2 - .8% - 48 leads generated (On a 6k record list)Month 3 - .5% - 30 leads generated (On a 6k record list)Month 4 - .2% - 12 leads generated (On a 6k record list)By month 3, I'm already thinking of pulling a new list.

we’ve learned a lot. it’s a nice way too because you decrease your personal expenses in the process (not paying a mortgage or rent) if done correctly. that extra cash can go towards your next property as you increase your income snowball. highly recommended especially if you are young and don’t have a ton of responsibilities rn (spouse, kids, etc)

I'll be sure to implement your feedback: you've given me a good starting point for metrics to really look at, and reminded me that, in the long run, house hacks might turn out well, even if I have negative cash flow for a couple years (and living expenses might decrease my first year anyway).

I still use a two tone paint scheme in my nicer units in Berwyn, but in tougher areas using the same paint on the doors, trim, walls and ceiling can dramatically decrease your costs long term.
