Rental property near affordable, mixed income housing?

Hi All,

I am new to real estate and would love to get some advice. I am considering purchasing some single family homes in durham NC but have learned there will be plans to develop a 740 unit "affordable, mixed income properties" with retail space within a block of it. The area is currently undergoing transition. Here is a link to the units being developed.

Do these "affordable, mixed income" properties typically increase or decrease surrounding property value? Will these additional units make it harder to rent my property?
