Start with downloading the landlord tenant laws for your state, research and find out if their is a landlord association in your area. 

I have also worked as a real estate agent in the past and have more recently worked as a project manager for a flipper in the area, so I have general knowledge of different aspects in real estate and feel comfortable with most of the processes associated with it. 

Check and see if there is a landlord association for your state they may have lease forms you could buy that are state approved. 

Yesterday morning got my first offer accepted and last night I went to the first RE Investing Association meeting.

There are a lot of costs associated with rM like closing costs.

Also is anyone associated with the local REIA? 

MAYBE include the fees/costs associated with securing the HELOC.

I'm sure there are fees associated but can't figure out what they are.
