Experienced in Real Estate, but new to investing -- need advice

Hello Bigger Pockets crew!

I am itching to start investing in real estate, but am having a hard time deciding where to start. I would be a newby to real estate investing, although I grew up with a parent that had a few buy & hold properties, so I'm familiar with some aspects of REI. I have also worked as a real estate agent in the past and have more recently worked as a project manager for a flipper in the area, so I have general knowledge of different aspects in real estate and feel comfortable with most of the processes associated with it. But I'm having a tough time deciding where to invest...

My husband and I have been interested in Whidbey Island for a vacation rental investment, but I am also open to the BRRRR model locally, since we have more in-depth knowledge of the real estate in our area (Tacoma, WA). Both markets are highly desireable, but the Whidbey market will see less appreciation. The vacation rental investment would be more indulgent, and the local BRRRR would be purely investment. We are just stuck as to which direction to go...any advice either way would be appreciated. Thanks in advance!
