If you have walls and or ceilings to patch get going on that right away, then prime and paint EVERYTHING you can, if you are doing your own painting and planning on doing multiple projects get a good airless sprayer, you can prime and paint an entire empty house yourself in 1 long day.

As such, having granite countertops, higher end carpet, multi paint colors, lush landscaping, new kicthen appliances (stainless steel), mirror sliding closet doors, ceiling fans, recess lighting, etc. all cost money but get high returns in my area.One other note: Because I complete higher end quality rehabs, my time on market before accepted offer averages under 14 days!

Also, immediately after closing we are going to repair a few small ticket items that are needed in order to obtain an updated Certificate of Occupancy from the City (CO detectors, broken window, fire seal a few voids in ceilings…) We hope that this will show our desire to improve the building and that we are professional.After the dust settles and the 1st payment period passes (hopefully everyone pays on time that first month and we won't need to issue notices to vacate or evictions) we are going to send our leases with a notice of increase of rent (we will be giving them 60 day notices and they are all month to month).

You need to think hard about what it's going to take to put those beams in, and what sort of damage you're going to have to repair after you've fixed the foundation.By the time you do all that, you may be talking about considerable flooring, wall, and ceiling repairs.
