about time to put on a new roof

The roof over my head sprouted a leak. (And rainy season just started...)
And right now we're having a gully-washer! Anyway, I'd like to get a steel roof, but for my house, that cost will be about 20,000. A composition shingle, which is there now, will be about half that price. I'm in the 13th year of a 12 year guarantee, and will need to replace soon, probably. I haven't had any previous trouble, none of the neighbors seem to be thinking of that, and some of them have had repairs done in previous years due to wind and rain damage.

Will the value of a steel roof add to the price value at sale time?
