Hi Bigger Pocket community, I have questions,I've been able to get a lot of contracts locked in Texas as wholesaler.

To me the biggest risk to STRs is the municipalities shutting down the ability for owners to rent homes out short term. 

I tied up a small project 16 lots ( high end lots) that If memory serves we were in contract for 550k spent 60k on entitlements and sold for 1.2 on a double close.

I currently own one side-by-side duplex in Euclid (purchased end of 2022), and am looking to eventually buy more rental properties, and possibly get into medium term rentals.

The numbers also work for the this to be a long term tenant in the down stairs unit to cover part of the mortgage. 

Others differences that jump out: loan parameters are stiffer (usually 20 terms on a mortgage instead of 30 year), commercial insurance will be more expensive, appraisals will cost a good bit more.

Places like Maplewood, Richmond Heights, Affton, etc. would be where I would start (if looking at long term rentals).
