It isn't just oil and gas - most of my buyers are in the blue collar skilled trades. 

You’re calling out of the blue and asking if they’re selling the place they call “home”, a safe space full of love and strong emotions. 

We did however; there was a parcel of land in San Clemente, a block from the ocean we found.

Removing any items that make the property look dated like green toilets, blue sinks, pink tubs can help, updating all the light fixtures, removing old carpet to expose hardwood floors, removing wall paper and painting can all help with an appraisal.

Even when I do foreclosures and email her out of the blue and have 5-7 days until the foreclosure date, and she still gets everything done. $$$$$$$ If you don't have a good real estate lawyer on your side you aren't going to make it.  

This might be difficult for you being an ocean away but wanted to provide some perspective on the different avenue.
