That's how I would deal with it i guess, because if you throw that you work with a "TEAM" of individuals, but you are not an agent, you aren't making yourself seem like the only buyer, make it seem like you are working with them to resolve there problem, and you will help them get that property sold.

I tried a software similar to this one a few years back to generate seller leads from the Real estate section on Craigslist.It worked (a little), it's one of those "throw enough $hit against the wall and some will stick" sort of things.In order to make it work you've got to do a boatload of calling and most people don't like calling too much.

They obviously know the area and will have a vested interest in keeping the place in tip top shape so they can get out as agreed upon.Why not have them sign an addendum to the lease stating that they must find a tenant by a specified period of time, give them some guidelines as far as credit score/income level criteria(and you even throw a comment casually that you'd love to have as good quality tenants as they are) and they will know what would fit the bill.
