Finding REIA or mentors close to home

Hello, I apologize I'm sure this has been asked before but i am wondering how to go about finding a local REIA. I live outside of Winchester Va. through my searches i have found many groups for larger areas such as the DC metro area and Norther Va, as well as Richmond. So i am wondering how should i go about finding a group for a smaller city. If there is no such group for my area do you all think an investment realtor could help mentor me? I feel that i would be seen as a nuisance, am i just being to pessimistic? Or should i either pay for teaching or offer services in exchange for mentor ship? I have been reading as much as i can since joining BP this past week but i also would like face to face learning, especially if its specific to my area. Thanks for any advice.
