It will certainly require a zoning permit/verification regardless since you are are relocating lot lines.

I think there is more risk to buying for $100K and putting $50 into it and then trying to sell for $185,000.I think people will complain the bedrooms are small and no laundry.Bruce, I defiantly know what you mean,  but for me the current layout is really bad with a lot of wasted space, since I'll be renovating the kitchen might as well pay another 2-3 K to relocate it and have a better floor plan which make the house more desirable, and then I can even make the family room a 3rd bedroom, maybe no 2nd bathroom ?

I'm looking to relocate to San Diego around April 2017.

I think it depends on the demand in your area and how many people are relocating from west to east to live in a larger lot for less money.

My tenant was relocating from abroad and had more than enough income and is low maintenance single dude, I lucked out and I had to turn some people away.

The tenants are paying way below market so I rather have my son live here.To be clear the 20k will be for "relocation assistance"  paid to an escrow account for the tenants access.The tenant has no lease, and brought two dogs to the property without my permission.Is there an alternative to this?

A lot of people are relocating down here from up north due to the nicer weather and lower taxes.
