Subdivision lot sizes and home building options

What makes more sense  and what are the factors to examine when we (as builders/land developers) are faced with the option in creating a subdivision of building more homes on smaller lots or fewer homes and maybe larger homes on larger lots?  is it just the math of what we can make in each scenario or are there other factors to consider?  Thank you.
