All things being equal, it's definitely best to invest locally as you know the area better, can easily visit the property and neighborhood and can find contractors and vendors (and actually meet with them) much more easily as well as check on the progress of rehabs more easily as well.

Now it gets a bit confusing since your Farmers, State Farm, Geico or Progress, or any other name are private companies, and if you get a policy with their logo on it it is really coming to form the government policy, so they are not truly a what I am referring to as private flood insurance.

In progress currently raising rents.One unit was empty and is now filled with a solid tenant.2nd is struggling to pay but is working hard paying what she can.3rd has declined to pay rent until their CERA is funded (Paid out on eviction court date 2 months after approved.)4th has been paying on time every month including increases.
