Plus you can ask them who are some other big players in your area and they should be able ot give you guidance/make a warm intro etc.Next, I'd focus on the investor groups and realtor meet ups in your area.

It is still a good idea to touch base with lenders and see if you get a warm fuzzy or a cold shoulder.

I am trying to identify a warm weather, preferably coastal market that would be (1) someplace I would like to have a winter home, and (2) is a good market for cash-flowing BRRRR traditional rentals and Airbnbs.

Price points are in line and I am fairly confident they are a rather warm state.

(despite the cold :) ) January is both the coldest and 2nd snowiest month of the year here, so while you might have to suffer through a blizzard and you better dress warm, it will be a very cheap time of the year to visit as no one else will be!

As long as the area we're in is warm.

I thought I was being safe as I didn't want to get burnt.Warm, delicious pizza is using bank debt/other people's debt to make wise investments that make sense and have room if things go south (such as a good cashflow that will continue even if rents drop 25%).Scalding hot pizza that burns the roof of your mouth and causes misery for three days is overleveraging on debt where the house of cards could realistically fall with the next refinance or market change.When I began real estate investing I went from lukewarm pizza to warm delicious pizza. 

After a couple of weeks we have had a hand full of warm leads and appointments set.
