I closed a few deals for others and have only done 1investment for myself.Always remember, in the beginning especially, to do a math analysis on your prospective properties and try to look at them before you make an offer or at least have a clause in the purchase contract that says in the upfront (about 10 to 15 days) you will make a detailed inspection and possibly back out of the subject deal without a penalty that will not hurt you to much.

I don't feel comfortable denying on vague documentation which is usually what I get.The Notice that Joe Splitrock listed from hud in 2013 is the latest info I know of from the government on the subject and is worth a read

Your office location could be in your living space if you can close it off and have minimal distractions that are mostly personal.Always remember to do the math analysis and try to look at it at least have a clause in the purchase contract (about 10 to 15 days) that gives you the right to make a detail inspection and possibly back out of the subject deal without a penalty that will hurt you too much.

Also, you may want to consider the solo 401k if you need to use debt financing as solo 401k plans are not subject to unrelated debt financed income (UDIF) tax which applies when an IRA uses borrowed funds to invest in real estate.
