Do the due dili.Before the property is foreclosed upon and even after, the owner can satisfy the lien IF they have the money. 

My landlord was extremely sympathetic to my plight and agreed his son would move immediately, it has been four months however, And he’s apparently now feeling the pain of those four months, therefore I am being evicted.

That's how I executed my first property and was fortunate it appraised for over $150k more than what I bought it for only 9 months after purchase so I was able to ditch the FHA and refinance, but that's a pretty extreme case.

If I had this property in front of me, and someone wanted me to make an offer on it, I would make very sure I included one extremely important thing in my offer...invisible ink.

Secondly, I hear from others that you only need to occupy the home for 1-2 years to satisfy the occupancy requirement. 

The one thing that I'd warn against about my experience with Philly is that the market can be extremely block to block.
