What would you do in my shoes.
Hi All,
Can you please take at my plan of action, I would to know if it makes sense, if you would do something different? My goal is get of the Peru market, and invest back to USA, I would to replace my income with US property.
Background
I own a penthouse in Lima, Peru worth about 250k. I use it as an Airbnb property for the last 7 years.
Last year it brought in about 18k, I would be open to selling it, because of the coronavirus, we lost 8000 in upcoming cancelations. The area is not gone up in value in 7 years.

I don’t really need to be in Peru anymore, I’m an American.
I can sell 2 of these property’s ever year for 5% tax. If I sell 3 the tax is 38%.

The Plan
Buy 1st 4-plex May-July 2020
FHA and 3.5% down
I have 40k to put in now
I’m a 1st time Home buyer in the US
Mid 2020 Sell my property Penthouse in Lima Peru, bring 250k back to the USA
I was thinking at this point, 2 more 4 plex with 200k down or should I look at something else.
Any feedback is greatly appreciated.
