There is no Chrystal ball.

No one has a crystal ball will ever know when the peak or bottom will happen. 

Unless the tenant puts golf balls down your sink, you can assume it's a maintenance item that you as the landlord are responsible for.

One of the first questions I'd ask them is how long they've been investing, how many properties they own, and how do you feel about making low ball offers?

It's a whole other ball of wax, a whole other business, and unless you're prepared to hire a management company to take that on for you after you close, I would stick with a 4-unit or less so you can learn the management aspect yourself.

Make lots of low ball offers and wait for a no brainer, almost sure thing, home-run deal.  

I will find an agent this weekend, and get the ball rolling.

@Joshua Morrill Welcome,  how are the Intimidators doing.I watched a great ball game on the Fourth of July a few years ago, while on vacation in the area.

However, I do not see when the home was originally purchased and for how much (not sure if that matters).At this point, I’m not sure how I can prepare for the meeting when I do not have a ball park figure as a starting point before I go meet with the seller.
