Buy wholesale for rental properties?

I search MLS and Redfin daily for multifamily properties. Decent duplexes go for impractical prices. The retail prices cut into the cash flow. You can't do anything about property taxes. Is buying at wholesale a cost saving strategy? I'm determined to make my first purchase. Everyone says to get creative when you encounter obstacles.

Good wholesalers are really hard to find. The big ones always say they have deals, but they are usually about retail price after you really, really look at the holding costs, closing costs on the buy and sell, listing fees, etc. Rehab #s also have to be looked at very carefully.

Use a wholesaler or do some marketing on your own. If you do your own marketing, you can cherry pick the deals that you want and wholesale the rest.
