John Anderson what type of insurance policy would you recommend?

@Derek Chiasson  sorry to say but dead give away to a scam.. there Is no such thing as a 1% insurance fee.You must have hazard insurance in place prior to closing... but if they are saying you buying some sort of insurance to protect the lender from default.. then your being scammed.A common one is to buy some phony policy from a company in Thailand they usually try to get 3 to 5k out of their victims for this one.Send me a PM I will help you through it..

Good, Honest, Contractors are getting hard to find...When you do they will want a good wage, just as you would..The best policy for getting the best prices on materials is to go to the home depot yourself, pick up what you need and deliver it to the job.

Since I'm learning I would work for free for a few months until I got the hang of it.Yes I want the job, but not at the cost of my safety.

What types of insurance should a professional large pm company carry to protect MY SINGLE FAMILY HOME due to their neglect, poor management policies?

If they just want to hand over responsibility for their safety they should have to hire, on their dime, an inspection from a third party company. 

I'm looking for feedback specifically from landlords who used to NOT rent to people with pets, and then changed their policy.

I don't know how you could "prove" that wear and tear came from shoes instead of slippers if you did have the policy in place.
