Things changed a lot after 16 years, the place I lived in Eagle Rock is up on the hill called Washington Mount ( if I remember correctly), this area was consider low end area but now that property i lived is like 800k. 

if anything there will be a flood of LTR and maybe some downward pressure on LTR rates ?

This will also put pressure on the tenant to get her 'kids' out.

I foolishly felt peer pressure that this second college wasn’t good enough and transferred to a “hoity toity” private Eastern University that 25 years ago cost almost $50,000 a year.

You can do that without a license or the pressure to sell houses for other people. 

Largely unaffected up until now, multifamily real estate is beginning to feel the pressure. 

Don't feel pressured to go over the top on your offer.

You are going to put up with an amount of stress and pressure to hit that goal.

After this increased pressure on banks the bean counters will be more careful to be profitable.
