I personally feel that we are in a holding pattern as the market and economy await the changes to come. 

He also mentioned that once it is set up, he plans to use his SD-IRA to invest in cash flowing properties in targeted markets around the country - but doesn't have a clear plan for identifying good investments.This got me thinking.

That makes sense @Aaron K. ...as a new investor I find it difficult to identify which properties are good deals and how to properly negotiate to get the best price!

So I have identified a property that needs to be renovated but seems to be in decent shape otherwise (no mold or fire damages from the pictures).

This will come in handy once you’ve identified the property. 

Obviously I don't think this is happening in the US for many years, and hopefully not ever; but this is a pattern for how revolutions usually unfold.

You need to identify your team as the lawyers, accountants, lenders, PM are all much more important in CRE.

But all of my buyers are in a holding patterns, just waiting for normal to return.

However, due to the state of the market, right now might actually be a great time to strike as most of your competitors are in a hold pattern, therefore having less competition to bid against. 

 I am assuming these are pre-identified girls,  I would have them all sign one lease where they are usually jointly and severly liable.
