Self Directed IRA Technology

Hi! I'm syndicating a multifamily investment property in Boston. One of the investors is creating a self directed IRA to leverage his retirement savings. As a syndicator, this seems like a great way to access more investors while providing people with options for more consistent returns than we've seen in the stock market. And most people (including me two weeks ago) don't even know that they can use their retirement accounts to invest in real estate projects of their choice.

He mentioned that the process for setting up his new IRA has been laborious, confusing and relatively expensive. He also mentioned that once it is set up, he plans to use his SD-IRA to invest in cash flowing properties in targeted markets around the country - but doesn't have a clear plan for identifying good investments.

This got me thinking. Is there a one stop technology platform that allows people to easily set up a Self-directed IRA and also gives people access to a marketplace of real estate deals from vetted investors? I've come across startups like Rocket Dollar which seems interesting but is not focused on proving real estate opportunities from what I can see.

If you are a developer/investor who syndicates properties, would you find a platform like this helpful for financing a property?

My background is in real estate technology and I would love to hear if you would be interested in a product like this if I built it.
