I initially learned to offer 70%of ARV - repairs for MAO and wholesale/assignment fee; however, I have traditionally operated at 65% - repairs, etc. since most HM lenders cap at 65% LTV.

You can have 90% MLS access through the likes of Zillow, Redfin, etc without being licensed....that get's you pretty much Nationwide.MLS's have traditionally been very disparate geographically, competitively, economically and in any other adjective you can think of, they are, SLOWLY, coalescing in may areas.

I noticed our attorney's office used it once to stamp my membership certificate, but otherwise I heard the stamp's function is one of tradition rather than necessity.I still use it every now and then for official documents that my manager signs, such as business permits, leases, etc.

I know I am a bit younger and the idea of owning gold bars/coins is a more traditional and old school safe haven or hedge.But, I contest, that when/if the preverbial "crap" hits the fan, a gold bar is not going to be worth much.
