What are investors willing to pay?
I initially learned to offer 70%of ARV - repairs for MAO and wholesale/assignment fee; however, I have traditionally operated at 65% - repairs, etc. since most HM lenders cap at 65% LTV.
I have never had trouble getting deals until 2007 for a short time, and then I heard 2 REIA's teaching 50%-repairs, etc. For a while
I have been operating with a system where MAO isn't all that relevant and now it has again, as I have resumed wholesaling.
I would like to know exactly where investors are on the percentage of ARV as a starting point RIGHT NOW, and I do mean as of May 1, 2009 and not a minute before.
(Hey, it's becoming that kind of market again)
