Proof of Funds and Title Company

Hello,

The problem I have is POF. I want to use transactional funding but when I use any company's POF letter, I can easily Google the company and find they do back to back closing. I am afraid this may turn a bank off if they decide to research the lender listed on my proof of funds letter and learn it is not traditional financing. Is there a company or private lender that provides POF where it is not searchable online? I plan to use flash cash once I am ready to settle with my end buyer.

Also, if you are using the bank's title company who is not familiar with double closings, how will you be able to make the deal work? I have heard of courtesy closing. Any company recommendations?
