Or at the point in which your "passive" income (nothing in RE is truly passive) is well beyond what you want/need to be comfortable, give to charity, leave to your kids, travel the world, etc, then you can simply start consolidating, trading growth for debt reduction.

I did sign one Matthew and I'll explore that point with counsel - the language there says that the g/tee is of "all or part of the note".I am still having a problem with this limiting me borrowing in a personal capacity and contributing the funds as capital.

So not sure worth prospecting the ones that get 1 case every year or two or three.....as some of those won't be sellers....maybe husband/wife survivors that stay in the house, kids move in, they already have a realtor, or some other excuse.You might get the 2020 list and run that for your county or local probate court and see if you can put that in Excel and shift and sort by attorney to see the ones who really are active and handling cases.
