Tips for Getting Pre-Approved

Hi Everyone- I'm currently a college student and I'm wanting to get started in real-estate. I'm looking to buy a duplex near the college I attend and house hack by getting a FHA loan. I'm looking for duplexes around $100,000-150,000, so I have enough money saved up for the down payment, closing costs, and cash reserves, but the issue I have is I'm currently not employed. If I were to get pre-approved for a loan, I understand that I would need to show proof of employment and I was wondering if the best option to fulfill this requirement would be to have someone co-sign the loan. I have a good credit score and enough money saved up, but I think that this would be the biggest problem. Any help or tips for getting pre-approved for a loan would be greatly appreciated!
