Sure you can get retail trades out there quick for a HUGE PREMIUM that will eat up any profits you have on a constant basis.The 5 to 10 units you will likely have other buildings on the street and be subject to how they run their buildings which will affect your buildings positively or negatively but you do not have the ultimate control.This is why if you want to be hands off about 40 to 50 units or higher allows a full time manager and a FT repair person on staff.

Those are the things that eat into that 15% profit margin.Also, if you're borrowing 70% of ARV and kicking in 15% of your own cash and earning 15% of ARV as your return, you're making a 100% return on the money you've invested.

Sandy Uhlmann,It would depend on how much you make on the deal.Let's say you make $1K.I would suggest that you give the Letter Carrier a $50 gift card to one of his favorite eating places.If you make a lot more, I would probably give the Letter Carrier, a gift card, and some cash.Remember, the Letter Carrier could be a constant source of Information for you.Raymond

Stephen Brown No problem, send me a private message (PM) and I give you the information of the person that can help you.You can use local hard money lenders to finance the deal, and use your capital to pay for repairs and holding costs, or you can rollover the repairs in the hard money loan, but it will eat some of your profits.
