Driving for dollars

I was driving for dollars today and the mailman gave me several tips on houses that were vacant or soon to be vacant. I was wondering if anyone has any tips on what to write in a little letter to the owners of these properties? Any suggestions would be appreciated as I don't want to fowl this up. Also, how much should I give to the mailman as a tip if I get a deal out of this?
