Of course you need to have a good knowledge of what is available for financing (rates, terms, requirements, etc) and you should have introduced yourself to various lenders that work in your niche so that you aren't a stranger when you do come across a deal.  

It's good that you have a working history with them because they are your current tenants and not some strangers off the street. 

Im in sales now, so talking to strangers is not foreign to me.

Private lending with a colleague/family is a very ambitious; if this person is a stranger, I would be even more cautious since the funds might come from atypical sources.

People will invariably provide much more information about their situation to someone in person that they can make judgments about perceived threats  on than a stranger over the phone.

Sounds like you're no stranger to hard work, however, so if you do you research, listen to more experienced investors like John (or Jay Hinrichs, that guy has a wealth of knowledge you wouldn't believe), and commit to really hitting the pavement, you'll be successful.

I'll never understand why people believe that real estate attracts so many philanthropists and humanitarians who are just wanting to help complete strangers escape the rat race.

This may be why the gentleman is willing to give them away to a total stranger.

You must first know yourself before considering advice from strangers.
