Condemned Properties in Ohio

Hello All,

I recently sent out a slew of yellow-letters and received a call back from a gentleman that wants to get rid of his two properties. Literally just give me the properties. But the catch is, one property needs a lot of work that he can not handle and the other property has been condemned by the city. I'm not worried about the property that needs a lot of work, But the property that has been condemned. Can any anything be done with that property, that would financially make sense to me the investor?

The property is zoned for residential two family unit.

And no, no meth lab just abandon in a upper c class neighborhood and the owner couldn't afford the up keep. @Jill F.
