Although the city sewer itself is pretty hassle free, it comes with being in a city and cities tend to be difficult to work with if you are running a mobile home or tiny home park.  

I use an app called Stessa for that.

My ideal world is to find a property with a house or mobile home to live in that I can also build a 2-plex to 4-plex on.

I am not sure if what we use is specific to our software suite but we use HappyStays app (same parent co of Streamline VRS).

We have access to all public records in Illinois and Indiana and thus do not have to pay fees for tools and apps other investors use for access to those records. 

While researching for the apps I guess I know now which company you are referring to :)I will keep Innago in mind. 

Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.
