How To Find Motivated Sellers
Buying Houses is A Sales Job - we are selling the seller on the fact that we are the right ones to buy their property. I made my first million using these techniques. These are primarily for "off market" purchases.
TOP 10 Motivated Seller Lists - Try each of these
- Driving for dollars - (Finding houses that need a little lovin’ and contacting the owner) Propstream has an App that gives you immediate information on the property and saves it to your list.
- Expireds – These are people that want to sell as is shown by the fact they had listed, but for some reason the property didn’t sell, that’s where we step in
- Tired Landlords – Landlords who are tired of managing rentals
Referrals from Agents – Some agents find properties that aren't ready for prime time and the seller doesn't have the money to fix up the property for the MLS. These are golden.
- Vacants – You can use SmartyStreets.com to find out which address the post office is not currently delivering to. This is a great list because it crosses over so many other lists. People have vacant properties for many reasons, there is no one to wait for moving out.
- Probate / Inherited / Intra family – Properties transfer within families for a lot of reasons. When it is an inheritance, oftentimes the new owner just wants to dump the property and not deal with it.
- Code Violations – Typically means that the property is too much for the owner to deal with and they welcome the opportunity to get the problem out of their life. There could be other factors that fit as well, missed payments, illness, job loss, vacant, poorly run rental.
- Vacant Land – Most land transactions are great for owner financing
- Tax Default – Usually means property is too much for the owner to handle and will often discuss other options like selling if we take the problem off their hands.
- On Market “Fixer: “As is” – This is one that works best as a negotiated price. If they are represented by an agent, their fee must be paid. The payment of the fee is negotiable. That is, sometimes an agent and seller with lower the fee to the agent when the property is tough to sell.
